COI Tracker is a workspace for property managers and general contractors to collect vendor certificates of insurance, compare them to requirements, and send chase emails. Vendors do not create accounts. They receive a unique upload link.

You are responsible for the vendors, properties, requirements, and emails you send. Status is computed from the current certificate and your requirements. Face checkboxes on an ACORD 25 are not enough to pass Additional Insured, waiver, or primary-and-noncontributory lines.

The service is provided as-is during this early release. We may change features. Do not use it as your only record if a lender or owner requires a signed legal file.
